OVERVIEW
North Ryde has evolved into a very popular business destination.  Businesses seeking commercial real estate in Sydney have few better options, as North Ryde commercial precinct offers the following benefits:

A range of institutional owners and listed property trusts control most North Ryde office space. They include, Mirvac, ING, Goodman International, GPT, Valad, Investa, Century Funds Management and Stockland.
These owners and managers view North Ryde commercial property as long-term core assets.  Many of these have been actively developing commercial property in North Ryde and some currently have a substantial development pipeline.

For instance ING are preparing a $400 million development at North Ryde.  They have just completed a 4,341 sqm office building at 5 Talavera Rd, North Ryde.  This commercial property was fully leased to defence company Ratheon Australia prior to its completion.  ING are currently planning to develop a further 80,000 sqm of commercial real estate in North Ryde.
Goodman International has also been very actively involved in this market.  They have recently pre-leased up to 15,000 sqm of commercial space to Aristocrat.  This building is still under construction.
In addition to these large companies moving to North Ryde, many smaller companies have also been attracted to the area.
Some North Ryde commercial real estate has been designed to accommodate smaller tenants.  These range from developments such as 33 Waterloo Rd.  Suites range from approximately 80 sqm. There are shared meeting rooms and reception areas.  Smaller tenants may be more suited to serviced offices and this space is also available in the precinct.  Hence, North Ryde office space has also been designed for this sector of the market.

TOWN PLANNING
North Ryde commercial property is affected by different Council zonings.  These zones can affect the types of usage permissible.  Hence, it is highly recommended that this issue be considered prior to committing to lease commercial real estate in North Ryde.
