Sales
 
Today's sales process has evolved from the previous "one size fits all", or "just auction it" approach. Today there are more options and careful consideration should be given to which strategy is more likely to produce the best outcome.
 
For instance more properties are being sold "off-market" today than ever before. Sometimes auction is not the best strategy to adopt.
 
Before "pressing the button" on a sales campaign one should consider works required which may significantly improve the return on investment. Leasing
 
Leasing campaigns vary substantially. Projects range substantially:

                 > some are direct leases, others assignments or subleases
                 > some have zoning and usage issues whereas others are straight forward
 
Whilst many leases are similar, each leasing project is diferent in their own way and out team specialises in this area.
 
 
Tenant / Buyer Representation
 
In other countries it is quite common for the tenant or buyer to be represented by a property specialist. This is basically where the tenant or buyer remunerates the representative and they are employed to represent their specific interests in the process and transaction. This role is becoming more common in Australia and has done so over the last ten years.
